Estateon grew out of a straightforward observation: many families living in Thailand — Thai nationals and long-term residents alike — arrive at difficult moments to find that their household records are scattered, unlabelled, or simply nowhere to be found. The papers exist, but no one knows which drawer holds which document, and no one has ever sat down to work out a system.
The founders of Estateon had seen this pattern across multiple families in the Pattaya and Chonburi area and decided that a calm, non-pressuring, administrative service could fill a real gap. Not a legal firm, not a financial adviser — just a team that helps households bring order to what they already have.
We opened our doors at 77 Pattaya Sai Song Road in Nong Prue with a single aim: to make sure that when a family needs to find an important piece of paper, they know exactly where it is. Everything we do supports that aim and nothing else.

The families we work with often come to us during or shortly after stressful periods. Our tone is always measured, our pace is always led by the household, and we never create a sense of urgency that is not already there.

We organise and educate. We do not draft documents, provide legal or financial advice, or represent clients. We keep carefully to the administrative and educational scope of our work.

Our Working Standards
PDPA-Aligned Data Handling
All personal information shared with Estateon is handled in line with Thailand's Personal Data Protection Act. We collect only what is needed for the session and do not pass it to third parties.
Documented Session Process
Every session follows a structured agenda shared with the household in advance. Notes taken during sessions remain with the household; we do not retain copies of family document contents.
Clear Scope, No Overreach
Our facilitators are trained to stay within the administrative and educational scope of their role. If a question falls outside that scope, we say so clearly and suggest the appropriate type of professional.
Post-Session Follow-Up
After each session, households receive a written summary of what was organised and what next steps were identified, so the work done in the session is not lost over time.
Bilingual Awareness
Our team is familiar with document categories common to both Thai-language and English-language households, and can help label and file records in either or both languages.
Annual Review Option
Households who have completed a session may arrange a lighter annual review to keep their record system current as documents change. This keeps the work done in earlier sessions from becoming outdated.
Estate Organisation and Family Records in Thailand
Households in Thailand hold a wide range of important papers — land title deeds, Chanote documents, Tabien Baan (house registration), passports, work permits, insurance policies, financial account records, and family registration certificates, among others. Keeping these in a single, well-organised system that all relevant family members understand is not complicated in principle, but it rarely happens without deliberate effort.
Estateon's approach is drawn from the practical experience of working with families who have let record-keeping drift for years and then needed to act quickly. The patterns we see most often are: documents filed in different rooms with no cross-reference; important papers mixed in with old utility bills and receipts; no record of where a particular document was last seen; and family members who each hold a piece of the picture but have never sat together to map it out.
Our work addresses each of these patterns without requiring the household to do any preparation in advance. A session with Estateon begins with an assessment of what exists and where, builds toward a logical filing structure suited to that household, and ends with a written record of what has been put in place. The goal is a system that the household can maintain independently — one that will still make sense to a family member who has not seen it for a year.
Based in Nong Prue, Bang Lamung, we work primarily with families in the Pattaya area, though we also serve households across the wider Chonburi province and can arrange sessions remotely for certain parts of our work. Our services are available to Thai national families, expat households, and internationally mixed families alike.
